Preparing for a Mold Inspection
A mold inspection with a Building Biologist and Certified Indoor Environmentalist (CIE) goes well beyond a standard visual check.
The inspector carefully assesses all accessible areas of your home to identify potential sources of moisture, water damage, and microbial growth.
How to Prepare
To ensure the inspection goes smoothly and delivers the most accurate results, follow these steps before the scheduled visit:
Clear Access to Key Areas
- Under sinks: Remove all personal care and cleaning products so we can fully inspect these areas.

Closets and utility spaces: Clear out items that may block access, especially in laundry rooms or storage areas.

Along walls and under windows: If you’re concerned about specific areas, move furniture and belongings away from the wall so they can be visually assessed.

Attic access: If the attic hatch is located inside a closet, clear enough space for ladder access.
Air Quality Preparation

Let your air “sit”: Turn off any free-standing air filters or purifiers and keep windows closed at least 24 hours in advance to allow for accurate air sampling, if needed.
- Avoid masking odors: Do not use essential oils, air fresheners, candles, incense, or other scented products before the inspection, as they can mask musty or microbial odors and interfere with the assessment.
Safety and Accessibility

Secure children and pets: Keep them safe and minimize interruptions during the inspection.

Outdoor access: Unlock gates or provide gate codes in advance if the inspector needs to access the backyard or exterior of your home.
Share Important Details
- Leak history: Provide a list of any areas where leaks or water damage have occurred in the past, even if repaired.
- Renovation history: Share improvements made to the property, including remodels completed before you purchased it.
What to Expect During Your Mold and IAQ Assessment:
This assessment looks at the full indoor environment, not just visible mold. Because mold is driven by moisture, airflow, and building conditions, the focus is on identifying root causes that affect air quality.
Tools Used
Instascope, Protimeter Aquant Moisture Meter, FLIR thermal imaging camera, Zefon Bio-Pump Plus air sampler, Temtop M2000, forensic gas leak detector, Healthlink surface sampling, microscope, borescope, and high-powered LED flashlight.
Assessment Process
Exterior
Pre-arrival satellite review, grading and drainage evaluation, foundation and siding inspection, roof, gutters, downspouts, and water intrusion risks.
Interior
General: Odor assessment, identification of masking agents, ventilation practices, humidity indicators, and dust accumulation.
Room-by-Room: Bedrooms, bathrooms, kitchen, basement or crawlspace, attic, fireplace, garage, and laundry room inspected for leaks, moisture damage, ventilation, HVAC conditions, and chemical storage.
Mold & Moisture Overview: Moisture drivers such as leaks or condensation are identified. Mold can develop within 24–48 hours under the right conditions and may be hidden or dormant. Visual findings are reviewed before recommending testing.
Testing Options
Air sampling, ERMI, HERTSMI-2, EMMA (mycotoxins), surface sampling (tape, swab, bulk), and biological contaminants such as endotoxins and actinomycetes. Results require professional interpretation.
Additional Indoor Air Quality Considerations:
VOCs from new materials or formaldehyde sources, cleaning and personal care chemicals, combustion gases including natural gas leaks and carbon monoxide, and odor patterns that may indicate moisture or ventilation concerns.
Recommendations & Client Plan
You will receive customized recommendations in an easy to follow report that may include a remediation plan with moisture source reduction, ventilation or filtration improvements, and chemical exposure reduction.
