Congrats—you’re under contract and your home inspection is scheduled! Here’s what you need to know to prepare and make the most of inspection day.

Why the Home Inspection Matters

A home inspection is one of the most important steps in your home-buying journey. It helps you make an informed decision by identifying the current condition of the home’s major systems and any potential issues—big or small.

What a Home Inspection Is (and Isn’t)

 Your inspector will:

  • Perform a visual evaluation of the home’s structure and mechanical systems

  • Identify major issues and common maintenance concerns

  • Help you understand the condition of the home before you buy

But your inspector won’t:

  • Tell you whether to buy the home

  • “Pass” or “fail” the property

  • Provide cost estimates or negotiate on your behalf—that’s your agent’s job

What's Covered?

Most home inspections include an assessment of:

  • Roof – shingles, gutters, flashings, and penetrations

  • Exterior – siding, windows, doors, trim, drainage, porches

  • Foundation & Structure – crawlspaces, basement, visible framing

  • Plumbing – water heater, fixtures, visible piping, shut-offs

  • Electrical – panels, outlets, grounding, smoke/CO detectors

  • HVAC – visible components and general function

  • Attic & Insulation – ventilation, insulation coverage

  • Interior – floors, ceilings, stairs, windows, garage door

Add-On Services

Depending on your region or concerns, consider these optional inspections:

  • Mold

  • Termite/Pest

  • Thermal imaging

  • Air or water quality

  • Insurance reports (Wind Mitigation / Four Point in some states)

Not every inspector offers these, but they can often refer someone who does.

Inspection Day Tips

  • Let your inspector know any specific concerns ahead of time

  • Avoid bringing guests—too many questions can slow things down

  • Follow the inspector’s lead; many prefer you attend the summary at the end

  • Don’t expect every minor flaw to be documented—cosmetic issues are not the focus

After the Inspection

  • You’ll receive a detailed report with photos, notes, and summaries. Review it with your agent to decide what to:

    • Ask the seller to repair

    • Request credit or concessions for

    • Plan to handle after closing
