Mold Inspection

Comprehensive Mold Inspections by a Certified Building Biologist & Indoor Environmentalist

When it comes to mold, a quick 30-minute walk-through simply isn’t enough. Kit offers in-depth, science-based mold inspections that go far beyond what most companies provide.

As a Certified Indoor Environmentalist (CIE) and Building Biologist Environmental Consultant (BBEC), Kit brings advanced training, real-world experience, and a deep understanding of how buildings function.

What Sets This Inspection Apart?

  • Thorough exterior and interior evaluation
Every inspection begins with an exterior assessment to identify potential sources of water intrusion.  Every home gets  a full visual inspection of all accessible interior spaces, even the hard to reach ones like attics and crawlspaces.

  • Advanced diagnostic tools
Moisture meters, thermal imaging, scopes, and other professional-grade tools are used throughout the inspection to help uncover hidden problems.

  • Air and surface sampling
Air or surface samples are used, as needed, based on conditions in the home. No more excessive charges.

  • Detailed reporting and follow-up
You’ll receive a comprehensive written report, including an IICRC-compliant mold remediation protocol if necessary. A 30-minute consultation is also included to go over findings and next steps.

  • Inspection duration
Depending on the size and complexity of the property, inspections typically take 2–5 hours. This is not a rushed process.

Average Mold Inspection vs. Building Biology Inspection

Quick walkthrough, often limited to visible areas.

  • Thorough exterior and interior evaluation: We start outside to spot water-intrusion risks, then inspect all accessible interior spaces—including attics and crawlspaces.

Mostly visual checks.

  • Advanced diagnostic tools: Moisture meters, thermal imaging, scopes, and other professional-grade tools to uncover hidden issues.

Air samples at extra cost; surface samples often not included.

  • Air and surface sampling: Used strategically as needed based on home conditions—no excessive charges.

Brief lab report with minimal context.

  • Detailed reporting and follow-up: A comprehensive written report with photos and moisture readings, plus an IICRC-compliant remediation protocol if needed.
  • 30-minute consultation to review findings and next steps.

Typically 30–60 minutes on-site.

  • Inspection duration: Usually 2–5 hours, depending on size and complexity. This isn’t rushed.

Looks only for mold presence.

  • Whole-home health focus: Moisture sources, airflow, ventilation, materials, and other environmental stressors that can impact health.

A Smarter Approach to Mold Inspection

This isn’t just about identifying mold, it’s about understanding your home as a whole system, catching issues others often miss, and giving you clear, actionable steps forward.

Qualifications That Make a Difference

Kit holds certifications and credentials that are uncommon among mold inspectors—and they make a difference in the quality of service you receive.

Certified Indoor Environmentalist (CIE)

Issued by the ACAC, this certification demonstrates third-party verified expertise in indoor environmental assessment, including mold, moisture, and building science.

Building Biologist Environmental Consultant (BBEC)

Kit’s inspections follow the 25 Building Biology Principles, focusing on long-term home health, moisture control, and air quality. This training goes far beyond industry minimums and includes extensive in-person coursework.

Why Certifications Matter

In Florida, mold inspectors must be licensed, which means Kit meets state standards for training, experience, and ethics. In many other states, however, anyone can take a short online course and advertise mold inspection services with little to no practical knowledge.

That’s why you’ll often see quick, low-cost inspections—but those rarely identify the root of the problem.

Kit’s approach is more comparable to an industrial hygienist—but without the hefty price tag.

A Background in Buildings

With decades of hands-on experience in home renovation, Kit understands how homes are constructed and where hidden issues tend to show up.

This construction knowledge is a major asset during inspections, especially when identifying potential water entry points that could lead to future mold growth.
